Once your listing goes live I will send you a copy of the listing to review and be another set of eyes on the data and inclusions/ exclusions on the listing.
• Do not be alarmed if you do not immediately see your home on Realtor.ca. I do not have direct access to Realtor.ca. Data is downloaded from our internal member real estate board. A delay is normal and it can take overnight for the system to pick up a new listing or any data changes.
• Your sign (if applicable) and lockbox (if applicable) will be installed by one of our team members. If any “unscheduled” prospects or agents come to the door, for your own safety, PLEASE DO NOT LET THEM IN. You have no way of qualifying them or ensuring they are who they claim to be. Please advise us immediately. All showings are booked through our office or through our secure broker bay online appointment program. If you are unsure of any of the showings, please do not hesitate to call us right away. Of course, disregard the above if the property will be vacant as I will be automatically allow the showings
• When a showing is requested, I will be emailing/ texting you (as per your preference) to confirm the showing. Once confirmed, I will advise the agent and you will receive a confirmation back from our Broker Bay system that confirms the showing date and time. It will also indicate the agent who will be coming for the showing, you can also sync these appointments with your online calendar.
Please be aware that some agents will book showings on short notice. You do not have to accept any requests. You are certainly free to suggest a time change for example, instead of 5:00pm you can suggest 6:00pm. If you have any difficulty confirming a showing, I am only a phone call away.
• An “e-blast” of your home “just listed” will be sent out to our database of agents and the public to promote the new listing. You may see your house promoted on Facebook, Instagram, and other social media.
• After each showing I will obtain feedback and relay the feedback to you. I contact each agent after the showing to obtain feedback. I make several attempts to get this feedback. It is not uncommon for agents not to provide feedback. This may be because they have no further insight or because their client has not made any decisions on the house. If the agent does not respond after our attempts I assume there to be no further interest.
• I will be in regular contact with you to update you on activity behind the scenes, inquiries I have had from agents or potential Buyers reaching out from the website, realtor. ca, etc. I never want you to feel “in the dark”. It is our policy to keep you well informed throughout the entire process! We will schedule regular reviews of your listing with you but also internally to ensure I am doing everything I possibly can to promote your property.
